QuintoAndar is a Brazilian proptech company headquartered in São Paulo that runs an online platform for residential rentals and, since 2020, home purchases and sales. On the rental side, property owners list their homes, the company sends a professional photographer to produce the listing, prospective tenants book visits online (accompanied by CRECI-registered brokers), negotiate directly with owners through the app, undergo credit analysis, and sign a digital contract. Tenants are not required to present a guarantor (fiador), rental surety insurance, or a security deposit, while landlords receive a payment guarantee that covers rent even in cases of late payment or default, plus insurance covering tenant-caused property damage. The company administers the lease throughout its term.
