Guesty

Guesty develops property management software (PMS) for the short-term rental, vacation rental and hospitality industry. The platform lets hosts, professional property managers and enterprise operators manage listings from a single system, synchronizing availability, rates and reservations with Airbnb, Booking.com, Vrbo, Expedia, Tripadvisor, Agoda, Hopper, Trip.com, Google's travel search products, Home & Villas by Marriott and other online travel agencies. Core modules include channel management, a multi-calendar, a unified guest-communication inbox, workflow automation, reporting and analytics, a guest portal and CRM, revenue management with machine-learning dynamic pricing, trust accounting, integrated payments, and risk products such as damage protection, liability coverage, guest verification and fraud prevention. An open API supports enterprise integrations.

The product is packaged into three tiers: Guesty Lite for solo hosts with one to three listings, Guesty Pro for property managers with roughly 4-199 listings, and Guesty Enterprise for operators with 200+ listings. The company markets a set of AI agents layered across the workflow, covering data intelligence and plain-language reporting on live account data, bank reconciliation, revenue optimization, review analysis and response generation, booking fraud screening, AI-generated listing descriptions, an AI website builder producing site content and SEO structures, and an AI guest-messaging agent that reads incoming messages, detects sentiment and drafts replies in multiple languages.

Guesty began as SuperHost, a one-stop property management service for Airbnb hosts, and evolved into a software platform covering guest communication, task management, distribution and financial operations. It has grown substantially through acquisitions of adjacent property management, channel management and revenue tools.

Founding story

Twin brothers Amiad and Koby Soto began listing their own apartments as short-term rentals in 2013 and found the operational burden and volume of guest-related issues excessive. Based on that experience they built SuperHost, a one-stop-shop property management service for Airbnb hosts, which joined Y Combinator's Winter 2014 batch.

Business model

Guesty sells subscription software to hospitality operators, from individual hosts to enterprise property management companies, layering additional services such as payments, damage and liability protection, trust accounting and distribution on top of the core platform. Partner integrations with more than 200 industry partners and 60-70+ booking channels extend the offering.

Reported revenue mechanics are a percentage of the booking fee received from each property, or alternatively a fixed monthly fee per property under management.

Traction

Guesty reported 750+ team members across 15 offices and 200+ industry partners as of April 2024, and its CEO cited five-fold growth over the preceding three years. Y Combinator lists team size at 700. Its 2024 acquisition of Rentals United added a channel manager described as driving 500,000 listing connections.

Latest developments

The company has shifted its positioning toward agentic AI, marketing hundreds of AI agents and an AI agent hub, and released Guesty Copilot for querying live account data in plain language, alongside updates to Trust Accounting and an AI-driven inbox. Product tiering was formalized as Guesty Lite, Guesty Pro and Guesty Enterprise, and the platform advertises synchronization across 60-70+ booking channels.
