Properly (getproperly.com) is a vacation rental operations company founded in 2014 that combines self-service software with managed remote operating services. Its core platform links a host's Airbnb, Guesty, Hostaway or other PMS/iCal calendar and automatically schedules turnovers when bookings arrive; cleaners and other service providers then follow step-by-step visual checklists available in eight languages, with each task requiring photo proof before it can be marked complete. Hosts review timestamped photos remotely, and can add a Real-Time Inspection option in which AI flags potential issues in turnover photos and an expert reviewer confirms them before guest arrival.

Beyond the software, Properly sells two managed offerings: Cohost Pro, aimed at property managers, which coordinates guest support, reservations, cleaner dispatch, remote inspection, pricing and claims through the customer's own systems and local vendor teams; and Guest Support Plus, aimed at owners, covering guest and turnover support. Human hospitality staff answer guest messages 24/7, with a stated 3–5 minute target response time. A newer product line, described on the site as "Actionable Intelligence," converts a single video walkthrough of a property into operating instructions, maintenance and safety notes, restock guidance, staging rules and property-specific checklists, with onboarding described as taking about an hour per property.
